How many homes will be built in Merritt at Emerson Ranch?

At completion, there will be a total of 97 beautifully designed single-family residences, ranging from 2,440 to 3,581 square feet.

How many bedrooms and bathrooms are featured?

Spacious plans feature four to five bedrooms with up to three-and-one-half baths. Each home offers special touches that not only make your life more convenient but more enjoyable as well.

Are there opportunities for outdoor recreation nearby?

Yes, the Emerson Ranch neighborhood surrounds a four-acre park featuring a lake, tot lot, soccer field, baseball field, barbecue and picnic areas. The Marsh Creek Regional Trail boarders the northern edge of the neighborhood as well. In addition, the City of Oakley is planning to build a large park nearby. What are the designated neighborhood schools?

Iron House Elementary School, Delta Vista Middle School and Freedom High School. Attendance is not guaranteed and is subject to change without notice. Is there a homeowners association?

No. Merritt will not have a homeowners association.

Do we need to get pre-approved?

How much is the initial deposit to purchase a home at Merritt at Emerson Ranch?

A $5,000 deposit, made payable to First American Title Company, is required at the time of purchase and will be deposited into your escrow account.

Will I need to provide any additional deposits other than the initial $5,000?

Yes, a 100% deposit will be required for builder options/upgrades, and 25% will be required on flooring, counter selections and window coverings. All funds will be directly deposited into your escrow account.

Can we visit the construction site?

For your own safety, the construction site is strictly off limits to the public without a sales representative. Please consult your sales representative for more information on how to schedule a tour. Please be aware that children are not allowed on any construction tour. Appropriate shoes and hard hats are required.

Will Brookfield Residential be cooperating with outside brokers?

Yes, the referral fee is 3% and will be paid to the broker at the close of escrow. Registration must be made by the agent/broker personally escorting the prospect/buyer on their FIRST visit to the community. The prospect/buyer registration shall remain in effect for a period of sixty (60) days, after which agent/broker must personally accompany the prospect to the community and re-register the prospect. Previous registrations: if the client has previously visited or registered on the interest list via the website, a broker will not be eligible to receive the referral fee.
